Having swapped the evening shift with Sal, Fin was in at Books and Beer early and was getting things ready for opening when he received a call from Brianna McCarthy - the real estate agent who was in charge of his purchase the cottage on Oak Street. He knew that she was the agent in town and was happy when she had taken over the negotiations and paperwork from the rather ditzy woman who had mistaken him and his best friend Madison for a couple a few weeks beforehand when they looked at the cottage. He had heard from others around town (including his own grandparents) that Brianna was the one you wanted on your side - be it buying or selling, and he could see why when it came to the negotiation stage. Because of the condition of the interior of the cottage and the many thousands that would be needed to repair the damage caused by ‘an annoyed previous tenant’ she was able to get the seller to drop their asking price and even after factoring in the costs of repairs Fin was getting the place at a dirt cheap price.
The call was to inform Fin that it was closing day for the sale and if he was able to come in and sign some final paperwork he could have the keys to his new place by close of business. With Sal happily taking over the running of the store for the rest of the afternoon and evening Fin made his way the block and a bit to the agency and arrived a good ten minutes before the time he had organized to meet with Brianna. Walking up to the front desk he smiled at the receptionist. “Hi, I’ve got an appointment with Brianna McCarthy.”
Brianna had seen Fin walking into the building from the view in her office, so she stood and greeted him from her door just after he spoke to Brianna's receptionist. "Fin," she said with a beaming smile. She walked over to shake his hand then motioned toward the small conference room off to the side to lead him there. "I have everything ready to go for you. Please don't feel overwhelmed by the sight of the paperwork. We're going to need to sign quite a few documents, but once we're finished, you'll have your keys and be on your way. Do you want any coffee? Water?" The cottage on Oak Street was cozy and cute, and it would fit Fin just fine. Her commission wasn't fantastic, but it was enough, so she was pleased that the sale had gone so smoothly. At least in Brianna's mind. She wouldn't be the one making those repairs, after all.
Despite living in the so-called ‘digital age’ there were still so many things that still required a paper and ink hard copy, especially when it came to businesses and of course things like loans and buying houses. Fin smiled, shook Brianna's hand and followed her into the conference room. “A water would be lovely, thank you.” The paperwork didn't daunt him in the least, he was happy to be at this final stage and soon Fin would be a homeowner, even though he wasn't going to leave his apartment until the repairs were completed. “Thank you for all your help Brianna, I don't think it's as daunting as I first thought it would be.” He took a seat in front of the folder of papers.
Brianna gave her receptionist a look, but Emily was already getting up and heading for the small break room off to the right to grab two bottles of water. Brianna led Fin inside the conference room where she had his file already waiting, along with a few pens. She motioned for him to sit. "Part of my job is to make things as undaunting as possible," Brianna said, her smile still curved at her lips as she moved to sit herself, crossing her legs as she angled her chair towards Fin. "I want to make sure all of my clients leave here happy. And you've picked a gorgeous house to settle into. Do you have anymore questions before we start signing?"
The hardest part of the whole process had been getting a loan from the bank, a good credit history and owning a business helped with that and even factoring in the extra added to cover repairs as well as the regular utilities and taxes, it was going to be cheaper than his apartment. Fin had organized accounts with the power, gas and water companies and had called them after his quick chat earlier with Brianna to get things switched on. Taking one of the pens in his hand he looked at the file and then at Brianna. “I can't think of anything, I'm just glad this day has arrived.” He offered a small smile. “Once I get the repairs done and give the whole place a fresh coat of paint, you won't recognize it.” Fin hoped, he was already thinking of spending his time off this weekend out in the garden taming the weeds and overgrown greenery.
Oh, it would need more than paint, but Brianna was sure Fin knew that. The house had potential, and that was all that mattered. "I'm sure you'll make it your own," Brianna said as she flipped open the file and began sorting the papers, sliding them one by one over to Fin. "I've marked everywhere I need a signature or initials." Emily came in and set two bottles of water down for her and Fin before slipping seamlessly out of the room. Brianna pulled the cap off of her own pen, since she would need to sign a few herself after Fin finished. "Make sure you read over everything and let me know if you see any discrepancies. I promise this won't be as intimidating as it looks."
He knew what he was getting himself in for, he had already worked out rough estimates of how much each job would cost and factored those into the loan amount. The cottage deserved to have someone who'd look after it and release that hidden potential. “Guess I'm ready as I'll ever be.” Picking up a pen Fin looked at the first paper before signing, putting it to the side before taking the next sheet and repeating the process. He found a few things that caught his attention, mainly typos but he did find a discrepancy and pointed it out to Brianna, maybe the seller was trying to get a bit extra over the agreed amount and tried to slip it in with the hope it'd be overlooked. With both his signature and initial on the final page he took another drink from the water bottle before sitting back in the chair. “You were right, it wasn't that bad.” He said, smiling at Brianna. He had taken his time so he was confident that there wasn't anything he had missed.
Brianna pointed out a few items and details here and there, but for the most part, Fin signed pretty quickly and without a lot of questions. Her favorite kind of customer. With the paperwork finished, Brianna gathered everything up and slid a small yellow envelope across to Fin. "There are your keys to the cottage. You're a homeowner now," she said with a smile. "And of course, I'm always here if you have any questions down the road." For the most part, anyway. Brianna moved to stand, folder in hand. "I'm going to make a copy of the paperwork for you to keep for your own files. It'll be just a moment. Feel free to stretch your legs, and the restroom is down the hall if you need it."
It was all pretty straightforward, so Fin didn’t feel like he needed to ask questions that he already had guessed the answers to and quietly signed what was asked of him. When Brianna slid the envelope across the table to him, he smiled widely as he took the envelope, it was finally his. “Thanks, if I think of anything I’ll let you know.” He didn’t think there would be any problems or issues that he’d have to contact Brianna about, though he knew better than to never say never. When Brianna stood up to leave the room to make copies Fin stood as well, “Take your time, I’m not in any rush this afternoon,” he wouldn’t need the restroom but stretching his legs would be good but he didn’t expect that he’d be waiting for very long at all. Stepping out of the small conference room he walked over to the wall of ‘homes for sale’ and looked at them, just out of interest and to fill in the time.
"Well, I'm sure you don't want to spend your afternoon here," Brianna said with a smile before she took the paperwork to Emily so her assistant could make the proper copies. While that was going on, she took a second to check any messages on her phone, including her emails. There were a few that needed her attention, but Brianna could wait until Fin was taken care of. Emily returned and handed Brianna the copies and Brianna carried them to Fin who was waiting patiently for her. "These are yours," she told him, handing him a legal sized envelope. "And you have my number if anything comes up. Congratulations again," Brianna added, offering her his hand to shake. "The cottage is officially yours."
Fin didn't really have any plans for the rest of the afternoon but Brianna was right, he didn't want to spend his afternoon in the real estate office. He amused himself trying to think where the other houses listed for sale were located while the copying was getting done, some he didn't recognize but looking at the prices he figured they were in Black Cove or Overlook -- both places he hadn't ventured to. He had pocketed the envelope with the keys by the time Brianna returned and took the larger envelope with his copies of the paperwork. “Thank you so much Brianna, I'm going to go over there now and make sure everything is in order.” And make sure the sellers hadn't left him any surprises. Shaking Brianna's hand firmly “It's been a pleasure.”
