Investments are already inherently risky. You want to prove to investors that their money is protected to some degree and not going to legitimately blow up in their face by a lawsuit. It's not being scared, it's being smart.
But a business plan with a detailed financial projection and overhead costs and expenses will also work in your case. People want to know where you're putting their money.
