RP: Site Visit
Who: Chris + anyone who'd like to join in
What: Chris brings a group of interested folks to an estate in Grantchester, Cambridgeshire for the first Orphanage site visit.
Where: Potential future home of the Fawley Home
When: Saturday April 18, afternoon
Rating: SFW.

It was a chilly but clear day, which was fine with Chris. He'd met a small group of interested parties at the office and then they'd portkey'd to an estate in Cambridge. The home had once belonged to an old man related to Adrian Pucey, but that was all Chris knew about the former owner - the witch realtor had said he had little to do with the land anymore, and the Pucey estate was next door (if you could call 12 acres away "next door"). At first sight, the place was huge but Chris knew that space - and multiple bedrooms - was more than necessary. The land was 20 acres total, with a small stream in the wood in the back, it was already zoned to put in a pool (which Chris thought was a nice bonus) and the main home - he didn't feel comfortable calling it a house, it was clearly much more than that - had 14 bedrooms. It had it's own private road and most of the estates in the area were owned by old magical families of varying sizes and histories. This home had caught his eye the most of all the ones he'd been researching.

"Well, here we are," the blond real estate agent said when they entered the house, having come up a gravel walk way through the main entrance. The foyer was lovely, though Chris immediately noted in his journal that there would need to be rugs put in because the gorgeous hardwood flooring - in a lovely cherry if he guessed right - wouldn't last long with children running all about. She brought them on a tour and soon Chris' notes had taken over half a dozen pages.

He looked to Dora at one point with a nearly hopeless look in his eyes - he loved the place but he was afraid there was something he was missing. "What do you think?" He asked her. He knew her the best of the group of travelers, and he trusted her opinion.

Dora was listening, with her one current good ear, to the realtor as well as studying the house with a critical eye. She'd grown up in a home even more opulent than this, though somehow she doubted Chris realized that. Except to curse her brother, she hadn't talked terribly much of her family or her childhood.

"Some child proofing you'd have to do," she told him, tilting her head up and to the side. She'd kept her good ear successfully on his side thus far, though her lip reading skills generally saved her a lot of hassle. "I'd also personally want to explore for hidden rooms and passages as well, and double check for any wards to do with blood heritage." She kept her voice low. "This area, well, purebloods have inhabited it for quite some time, and even good families had one of those relatives." She shrugged slightly. "But I'm not feeling anything dark, so that's a big plus in a house with a history."

"Otherwise, it's got good prospects. Rooms are big. You can double and even triple up in some of them with no real discomfort, especially compared to Hogwarts housing." Her lips quirked faintly; she'd struggled a little with both sharing and the room size, her first year.

Chris had figured child proofing would be needed no matter what property they chose, but her point about hidden passages and such surprised. Growing up in a muggle home it'd never occurred to him.

"I know the Pucey Estate isn't far from here, but Alicia has nothing but good things to say about Adrian, I hadn't realized the area had a reputation." More research on that would certainly be necessary, perhaps he could write Adrian to learn more - it was a relative of his who used to own the house after all.

"Yeah, I figured at least double them, third as many as we can, and we turn a few of the odd smaller libraries and parlors into quarters if needed, too," he was only concerned with having space for as many children as needed space, not how much space they each got.

"Oh, Adrian is good people, don't get me wrong," Pandora assured him, touchiing his arm and nodding. "And it's not the area, per se. But even if it was an ancestor who was an inventor, or a third cousin twice removed, strange things can pop up on old estates." Her face lit with a sudden impish grin as a memory grabbed her. "You wouldn't believe half the stuff we stumbled on as children at home. I'm surprised we didn't meet untimely ends." The mischief belied her words - she had had a pretty good childhood, to be honest. "I swear that one suit of armor triedto behead me for a whole year that time."

"I would recommend no smaller than the dormitories at school," she said after a moment of thought. "They probably have some study or another at Hogwarts or elsewhere on how small to go. I know I always prized my space at school." And the people she allowed in her space, especially now, even with it bigger, was rare as well. "A certain degree of privacy is always treasured, more so, I'd guess, by orphaned children. Or maybe that's simply me." She shruggedslightly. "I hated the dormitories my first year, but I've grown accustomed to less space since then."

"And some of the space will be for rudimentary schooling and such, I'm certain, yes?"

It was the negotiator in him. The way he had trained himself to notice the little personal details of whoever he was trying to make a deal with. The way Dora and Chris spoke to one another, the way she touched his arm. So while he kept a pleasantly neutral look to his face, he was smiling quite a bit more inside as he looked over the house.

It was a nice enough old barn. Bigger inside than the Summerby estate outside of Boxworth, although with considerably less land. And since it was to be a place firmly rooted in the wizarding world, Chris wouldn't have the problems Rich and his father had getting modern electrical and plumbing into the old building they'd bought along the Thames. There were various charms and spells he knew of - even if he didn't know how to do them himself - that could be used to maintain, reinforce, even child-proof an old house like this. And a little creative use of wizarding space enhancements would make up for some of the smaller rooms.

Taking advantage of his height to see over the others in their little group, he stayed near the rear of the entourage and listened to what the realtor had to say. Dora knew his penchant for real estate; she could as his opinion if she was of a mind to.
